What’s New in Porters Neck Wilmington NC to Do Nearby

For years, the building at 8121 Market Street was the place you took your car to get the pollen washed off before company came over. Then the pressure washers went quiet, the sign came down, and renovation equipment showed up instead. If you have driven past it recently and wondered what was coming, the answer says more about Porters Neck than the coffee itself.

The owners of Concorde Espresso Bar in downtown Wilmington closed on that 2,500-square-foot former car wash in February 2026 for just over $1.8 million, according to WilmingtonBiz. Ace and Jamie Alfalla, who run Alfalla Hospitality Group, are turning it into a second location with what Jamie Alfalla described to the Business Journal as a plan to bring "a more immersive Concorde jet-themed experience to the area." That makes Concorde one of two established businesses adding a Porters Neck location.

A pattern in the new openings

Look at the two most talked-about openings on this stretch of Market Street and you will notice they share a structure. Neither one is a debut: both are established operators expanding into Porters Neck from elsewhere in the Wilmington market with second locations.

If you live here and have watched Market Street mostly as the road you take to get to the interstate or the grocery store, these new locations are a visible change along a familiar corridor.

Three May 28ths

The other second-act story on this same stretch belongs to MeMa's Chick'n & Ribs, and its timeline is strange enough to be worth writing down exactly. According to WilmingtonBiz, Myra and James McDuffie opened their original MeMa's in Burgaw back in 2017. They closed that location for good on May 28, 2023, after deciding not to renew the lease.

Exactly one year later, on May 28, 2024, they closed on a new building at 8232 Market Street in Porters Neck, the former home of J. Michael's Philly Deli, paying $2.5 million for the roughly 7,600-square-foot space. Renovations ran through the following months, with the McDuffies serving carryout from a catering trailer Thursday through Saturday while the buildout continued.

Then, on May 28, 2025, exactly one year after that, MeMa's held its grand opening in Porters Neck, according to a post from the Wilmington Chamber of Commerce. Three consecutive May 28ths, three years running, each one marking a different stage of the same restaurant's move into this neighborhood. Whether that was intentional or coincidence, the result is that a business with an eight-year track record opened a Porters Neck location in a 7,600-square-foot building with its own drive-thru.

Here is a quick reference for what has actually changed hands on this stretch and when:

  • 8121 Market St. – Former car wash, purchased by Concorde Espresso Bar LLC in February 2026 for roughly $1.8 million, now under renovation for a second location
  • 8232 Market St. – Former J. Michael's Philly Deli, purchased by the McDuffie family in May 2024 for $2.5 million, now MeMa's Chick'n & Ribs, open since May 2025

The golf world noticed too

It is not only restaurants. In April 2026, Porters Neck Country Club hosted the ACC Women's Golf Championship, with Clemson among the programs competing April 16 through 19 as part of a field that included twelve ACC programs that had earned NCAA Regional bids the previous season. A conference championship is not a small thing to host. It puts a private club's name in front of college athletics programs and their traveling families from across the region, the kind of visibility a neighborhood does not get by accident.

None of this means Porters Neck is becoming something it was not. It means the version of it that already existed, quiet streets, water access, a country club with real championship-caliber courses, is now being recognized by people outside the neighborhood who did not grow up knowing about it.

What has not moved

The reason none of this feels disruptive if you live here is that the places residents have relied on for years have not gone anywhere. Cornelia's, tucked just off Highway 17 with its entrance on Futch Creek Road, still has live music and sporting events most nights of the week, the same as it always has. The Porters Neck C-Store, a fixture for about 25 years, still centers its whole layout around the live oak tree the owners refused to cut down when they built the place, and it still serves sandwiches and gelato from Farmin on Front alongside coffee on the front porch rocking chairs. Cast Iron Kitchen still does breakfast and lunch with the same shrimp and grits regulars have been ordering for years. K38 Baja Mexican Grill still holds down its spot next to Porters Neck Center.

The new second locations are not replacing any of that. They are filling in around it, which is a different kind of change than the neighborhood usually gets credit for. It is growth alongside the places residents already rely on.

What this actually tells you

If you have lived in Porters Neck for a while, you already had a sense that something was shifting along Market Street. The last two years have brought two business expansions to this stretch, along with the ACC Women's Golf Championship at Porters Neck Country Club. They are two very different kinds of activity, both taking place in the same neighborhood.

That is worth knowing the next time you are deciding where to grab coffee before a Saturday tee time, or wondering why the old car wash on Market Street suddenly has scaffolding up. The answer is not that Porters Neck got discovered. It is that established Wilmington businesses are adding second locations here.
